Are you building regulation part P registered?

Yes, we are registered under Part ‘P’ of the Building Regulations. We regularly carry out work subject to the full Building Regulations.

Is your work guaranteed?

Yes as an approved member of Trustmark we operate with a Code of Practice and Guarantee Scheme which aims to ensure the best possible relationship between our company and our customers. The Code and Scheme covers all electronically work undertaken by us in the disciplines in which we have been satisfactorily assessed Stroma.

Are you insured?

Yes, we have £5,000,000 Public Liability Insurance and £250,000,00 Professional Indemnity Insurance.

Do you offer free estimates/quotations?

On most occasions Yes we are happy to provide you with a free estimate or quotation. This may be provided verbally when you call us, or in writing and we may have to visit your premises depending on the type of work required. Depending on the location of your premises and the type of job to be done a charge may apply on some occasions – if this is the case then you will be notified by our job booking team when you contact us.
We receive many calls requesting an estimate for fault finding jobs. We are unable to provide a fixed cost for fault finding work due to the work required to investigate the fault. Our job booking team may suggest that we attend for a short period of time to investigate your fault which will be chargeable and once the agreed time limit is up we will update the client with our findings. We will endeavour to repair the fault within the agreed time limit. We find this is the fairest approach for fault finding work.

Will I have to wait In all day for an electrician to attend?

We try give specific time slots in which we aim to arrive and our job booking team will always keep you informed. We are nearly always on time but if delayed our job booking team will keep you informed. Our vehicles are fitted with SAT NAV tracking devices so our office team always know where each van is located and will be in touch with you on the day of your job if they can see that we are being delayed.

Who is sent to my premises to carry out the work?

Our electrician will arrive on time to undertake electrical work. He will possess the required skills and experience and will be employees (not sub-contractors), We take extra care to screen all applicants prior to employment so you can rest assured that they are proven professionals.

As a landlord, what are my responsibilities regarding electrical safety?

Landlords, by law, are responsible for ensuring electrical installations and all electrical appliances provided in their rented property are safe. This includes making sure electrics are safe prior to tenants moving in as well as maintained in a safe condition. If these obligations are not met, not only does it put your tenants and property at risk but you can also be exposing yourself to serious fines.

What is a periodic inspection / EICR?

All electrical installations deteriorate with age and use. They should therefore be inspected and tested at regular intervals to check whether they are in a satisfactory condition for continued use. Such safety checks are commonly referred to as ‘periodic inspection and testing’. 

Once completed you will be issued with an Electrical Condition Report (EICR).

A periodic inspection will:

  • Reveal if any of your electrical circuits or equipment are overloaded.
  • Find any potential electric shock risks and fire hazards.
  • Identify any defective electrical work.
  • Highlight any lack of earthing or bonding.

Tests are also carried out on wiring and fixed electrical equipment to check that they are safe. A schedule of circuits is also provided, which is invaluable for a property.

How often is a periodic inspection / EICR required?

Your electrics should be inspected and tested every:

  • 10 years for an owner-occupied home.
  • 5 years for a rented home.
  • 3 years for a caravan
  • 1 year for a swimming pool.

Other times when a periodic inspection should be carried out are:

  • When a property is being prepared for letting.
  • Before selling a property or buying a previously-occupied property.

Do you supply landlord electrical safety certificates?

Yes, We supply landlord electrical safety certificates and offer yearly PAT testing. We carry out thorough inspections of all electrical appliances, fittings and wiring within your London property, to ensure they are safe and usable. What if I don’t obtain an electrical safety certificate?

Should any electrical problems occur in a property you are renting out, you could be liable. Without a valid electrical safety certificate, you will be required to prove that the electrical installation or appliance was well-maintained and safe. Our electrical contractors explain that without an up-to-date electrical safety certificate, this can also affect your insurance.

I’m renting a business property, what are my responsibilities?

When renting a property for your business in London, you are responsible for carrying out health and safety risk assessments to identify hazards. The main laws covering work place health and safety in the UK are provided in the Health and Safety at Work Act 1974. For electrical testing, whether it’s your responsibility or the landlords should be stated in the terms of your lease.
